Reporting a Repair
During the hours of 9:00am and 5:00pm any tenant may report a repair by either phoning the office on 01322 333044 or e-mailing us at becha@bexleychurchesha.org.uk
If you have an emergency repair outside of these hours that cannot wait until the next working day, you can contact our Out of Hours service that is operated by Invicta Telecare; their phone number is 01732 781909.
When you tell us about a repair, we categorise it as follows:
Emergency - which we will endeavour to fix within 24 hours.
Urgent - which should be fixed within 5 working days.
Routine - which we aim to deal with in 10 working days.
Repairs that fit into these categories include the following:
Emergency
- Burst water main
- Flooding
- Gas leak
Urgent
- Minor plumbing leaks or defects
- Blocked drains, sinks, basins, bath, toilet
- Defective cistern or overflow
Routine
- Repairs to walls, brickwork and slates or tiles
- Repairs or clearing of gutters and downpipes
- Repairs to kitchen fittings
We are responsible for repairing the following:
- Repairs to the structure and exterior of the property;
- Repairs to the installations;
- Repairs to the common parts;
- External decorations.
If a tenant therefore reports a repair that does not fit into any of the above categories or does fit into the damage detailed below, then it is the tenants’ responsibility to ensure that work is undertaken:
Tenants have an obligation to make good any damage to the Premises or the Association’s fixtures and fittings or to the common parts caused by the Tenant or any member of the Tenant’s household or any invited visitor to the Premises, fair wear and tear excepted, and to pay any costs incurred by the Association carrying out such works in default.
Such repairs include the following:
- Damaged toilet bowls or sinks
- Replacement of all glazing - windows, doors etc.
- Minor fixtures and fittings, e.g. curtain rails, sink plugs.
